Concrete does not need a lot of maintenance by the homeowner. All of the concrete in and around your home has been provided as a foundation for your home and as site perimeter access. There are a few items to bear in mind when conducting your routine maintenance examination on your home:
Water should never be allowed to pool around the foundation, or base, of your home. If this happens, the result could be cracks in your foundation and surrounding concrete. To avoid this check the flow of water while your irrigation is running, or during rain seasons. Make sure you maintain the natural course of water flow to drains, or “landscape swale”, that was provided by the Builder. The Builder warranties cracks in concrete over 3/16” for the period as stated in the warranty. This is limited to conditions existing at site of area in question including, but not limited to, change in grade.
